Description:

The Riverside Office & Retail Park project consisted of the three phase construction of a 45,000 square feet retail and office development. Civil works comprised initial ground improvement using geotextile reinforced bulk fill upon which a reinforced concrete raft foundation was constructed with incorporated elevator lift shafts. Building fabric works included erection of a portal frame, steel deck an reinforced concrete first floor, architectural cladding and roof sheeting with trocal membrane to roof to accommodate air handling and building services equipment. Associated site works, car-parking, foul pumping station and ESB sub-station construction also formed part of the overall contract.

Phase 1 – This element of the contract involved the construction of individual office suites with a communal entrance, elevator & toilet block.

Individual office suites included provision of stud partitions, suspended ceilings, mechanical & electrical installations, wall & floor finishes, provision of reception areas with glass screens and reception desks,  open plan office areas divided with low level partitions, staff rooms, and canteen areas.

Phase 2 – Involved as per phase 1 the provision of office space & fit out to include floor & wall finishes, mechanical & electrical installations, partitions , screens and joinery works and final decoration of offices to client specifications.  Fit out included some specialist soundproofing to consulting rooms.

Offices included; An Architectural Practice, A Hearing Test Centre and A Tax Consultants Office.

Phase 3 –  This portion of the contract involved the fit out of three additional units;

  1. A Dance studio with soundproof recording studios which used a high specification acoustic wall membrane and door seals .
  2. A Restaurant – Fit out to include entrance lobby, fixed seating, toilets, kitchen and food preparation area. Mechanical & electrical installations, and final decoration to client specifications
  3. Shopping Hall – Construction of individual shop retail areas within an overall mall to include partition walls, ceilings, mechanical & electrical installations, floor & wall finishes, managers office, toilet block and food hall.
